Multi- Family Residential

Hamilton Court Apartments

Client: Lucky Garden Development

Location: "Chinatown", Philadelphia, Pennsylvania

Square Footage: 130,000 sf


Project Statement: Anchor developed a conceptual and feasibility master plan for a 13-story high-rise apartment complex in Chinatown that included retail, underground parking, and luxury townhouses.

The Spinnaker

Client: The Spinnaker Homeowners Association

Location: Sea Isle City, New Jersey


Project Statement: Board members for The Spinnaker, a Sea Isle City landmark, tapped Anchor Point to devise a master feasibility plan for a phased, comprehensive facility improvement program. The design included complete window replacement on all facades, exterior door and storefront replacement, facade improvements, and railing systems, along with indoor and outdoor common area improvements. Our services included management, opinions of probable costing, coordination, bidding and contractor coordination.

Twin Homes - Avalon, New Jersey

Client: Thomas Welsh, Builder

Location: Avalon, New Jersey


Project Statement: A repeat Anchor Point client, Welsh asked us to design a twin home on a very challenging lot in Avalon, NJ. Anchor worked closely with the Zoning and Building departments. Our staff developed a successful design that received praise from the builder, realtor, and buying public. Both units sold quickly in a tight real estate market. 

Franklin Commons Apartment Complex - Community Building

Client: Resource Management 

Location: Bensalem, Pennsylvania

Square Footage: 5,650 sf


Project Statement: This large, multi-family home investment company tapped us to design a community building for their thriving apartment complex. We identified the most valuable amenities for their tenants, and the final design was a grand new building that blended with the residential architecture but still commanded attention. The facility houses the rental offices, administration, a common game room, workout facilities, computer room/business center, a common use gathering room and more. The building has become “the front porch” of the Franklin Commons Community. 


11th & Emily Development

Client: 11th & Emily LLC

Location: Philadelphia, Pennsylvania


Project Statement: Eight townhomes were designed with three bedrooms and three floors for each unit. Anchor Point worked with the client and the City of Philadelphia through all approvals.


Front & Washington Development

Client: Private Investment Group

Location: Philadelphia, Pennsylvania


Project Statement: Anchor designed five townhomes in the Pennsport community, on the corner of Front & Washington. We worked with the client and the City of Philadelphia through all of the required approvals.

Wildwood Condo's

Client: Pappagallo Development

Location: Wildwood, New Jersey


Project Statement: Anchor Point heard from a Wildwood landowner who wanted to turn their former hotel site into a new townhome community. We thought outside the box to develop a groundbreaking design solution—an efficient use of the site and layout to allow for the most attractive street facade possible. The project was so successful that a second phase was built directly next door to the original one.
